Flashing is the metal that seals the joint where your chimney meets the roof. It's the first thing to fail on a lot of St. Louis homes. When the caulk dries out or the step flashing pulls loose, rain runs straight down the brick and into the attic. You'll often see the stain on the ceiling weeks before you spot the real problem up top.
A roofer starts on the inside, tracing the water back to where it's actually getting in. Then we get on the roof and check the step flashing, the counter flashing tucked into the mortar, and the cricket behind the chimney. Old brick chimneys around Soulard, Lafayette Square, and The Hill have a lot of history in that mortar joint, so we reseal or replace the metal and lock it back into the brick the way it was built to sit.
St. Louis weather is hard on flashing. Freeze-thaw swings all winter crack old sealant, and the summer downpours find every gap. A lot of homes in Tower Grove and Dogtown still have the original tar smeared around the chimney, which looks fine until it fails all at once. How do you know it's the flashing and not the chimney itself?
We start inside and follow the water to its entry point, then check the flashing, the mortar joint, and the crown up top. Flashing leaks usually show up right at the roofline. If the leak's coming from a cracked crown or bad brick, we'll tell you straight and point you toward masonry help.
Can you fix the flashing without redoing my whole roof?
Usually, yes. Flashing repair is its own job. If the surrounding shingles are still solid, we reseal or replace just the metal around the chimney. We only bring up a bigger repair if we find the roof around it is already failing.
My ceiling's staining but it isn't actively dripping. Should I still call?
Call. A stain means water's already getting past the flashing and sitting in the attic. Waiting through the next St. Louis storm lets it spread into the decking and insulation. Catching it early keeps the repair small.
